# The House That Almost Didn't Happen: Canterbury Road, Westlake
Some houses are worth waiting for.
And by waiting, I mean three years.
My buyers had been searching on and off for the perfect ranch in Westlake for nearly three years. There were breaks from house hunting, moments of frustration, compromises that didn't feel right, and more than a few disappointments along the way. Every time we thought we found "the one," something wasn't quite right.
Then one day my phone rang.
"We need to see this house immediately."
Of course, I was already 45 minutes away and bouncing between appointments. But when you've been searching for three years, you make it happen.
We walked into the house and instantly knew this one was different. Room after room checked the boxes. The layout worked. The location was perfect. It felt like home.
As we toured, I started texting the listing agent.
"When are offers due?"
His response nearly stopped me in my tracks.
"Thirty minutes."
Thirty. Minutes.

The listing agent asked for our terms anyway, and my buyers looked at me and said, "We can't lose this house."

On the drive home, I pulled into my sister's driveway to work on strategy. Normally I would have gone inside, but she had the flu. No thank you. I stayed parked in the driveway, laptop open, pulling comparable sales and analyzing the market while trying not to catch whatever she had.

"Where is the listing agreement for the bridge loan?"
Um... what listing agreement?
The home they were selling wasn't scheduled to hit the market until later.
Cue the minor freak-out.
